Here are a few questions we often receive from prospective residents. If you have a question, we hope you will contact the Bentley office at 518-688-0081 so we can personally address it for you.

What is a condominium?

A condominium is a form of property ownership in which the homeowner holds title to an individual dwelling unit, an undivided interest in common areas of a multi-unit project, and sometimes the exclusive use of certain limited common areas.

Condominium buyers own their individual units outright and receive deeds for them.  Each of the unit owners is responsible for paying a proportionate share of the building's fuel costs, building employee salaries, and other expenses of operation.  These costs are known as common charges.  Additionally, each condominium owner pays real estate taxes, separately assessed against each unit, and the cost of any mortgage obtained to finance the original purchase.  The condominium owner may deduct these tax payments and the payments of interest (but not principal) on the mortgage, from taxable income. 

The condominium is governed by a board of managers elected by the unit owners.  The board's authority to operate the building is explained in detail in the condominium declaration and by-laws, a copy of which is included in the offering plan.

Is there a minimum age requirement to be a resident at The Bentley?

Yes. At least one individual in each home must be age 55 or older.

What is the price range?

There are numerous floor plans available from a 1 bedroom to a 2 bedroom with a study.  When buying prices range from $147,500 for a 1 bedroom to $281,600 for a 2 bedroom with a study.  When renting prices start at $956.00 a month.

What makes these condominiums different from others that are on the market?

The Bentley has been designed and built to provide affordable, upscale condominium living for people 55 years of age and older in the heart of Clifton Park, one of the area’s more attractive suburban communities. The Bentley offers a tremendous selection of floor plans, ranging from studios to homes with two bedrooms, two baths with study—all fully applianced and you have the option to rent or purchase.

Is The Bentley handicapped accessible?

Yes.  Our entire community is made accessible to those in need including wider doorways and handicapped accessible bathroom vanities in each home.  The handicapped accessible entry/exit ramps and full elevator service are conveniently located for easy entering and exiting of The Bentley.

Is there a parking garage?

There is a secure, underground, heated parking garage consisting of 132 parking spaces. These spaces are available for purchase at any time. Additionally, there are approximately 172 outdoor surface parking spaces on the community property, which are available for the use of the homeowners and guests.

Is grilling allowed on the balconies?

Yes.  With an electric grill.

Are pets allowed?

Yes. Owners and/or occupants are entitled to have a maximum of two pets with a combined weight of 75 pounds or less. Existing pets are welcome.

Are individual storage units available?

Yes. 

How many homes are available?

Phase I at The Bentley Condominiums will have 48 homes completed and available. Each home must be occupied by at least one individual who is age 55 or older. The homes range in size from 511 to 1,522 square feet. When fully occupied, there will be 168 condominiums at The Bentley.

How can I place a hold on a Bentley condominium?

A unit may be placed “on hold" for a period of ten days with a deposit of $1,000. During the ten-day period, any questions, concerns, and details will be answered or addressed. If there is no contract for purchase at the end of the 10-day period, your $1,000 deposit will be returned to you.

How do I proceed to purchase?

Five copies of the purchase agreement are prepared by the site coordinator for signatures of the appropriate parties. Purchasers are asked to provide an earnest money deposit check made out to “Phase 1 Bentley Condominiums, Inc., Escrow Account" in the amount of 10% of the purchase price. You will have three (3) business days to review the Offering Plan and contract. At that point, the purchase contracts are forwarded to the Sponsor, Clifton Park Senior Living, LLC, for signature. Who controls the affairs of The Bentley Condominiums?

The general affairs governing the operation of the Community will be managed by a Board of Directors and the Homeowners’ Association. The Board of Directors will initially consist of four persons designated by Clifton Park Senior Living, LLC.

Is membership in the Community Association mandatory?

If you purchase, yes, membership in The Bentley Community Association, Inc. is mandatory for all Owners of the homes within Phase I at The Bentley Condominiums.  When renting membership is not required.

What amenities are offered at The Bentley Condominiums?

What does the Homeowner’s Association Fee cover?

The Homeowner’s Association Fee covers the common expenses required for maintaining both the interior and exterior common areas of The Bentley community. The following is a list of some, but not all, of these expenses.

  • Landscaping
  • Maintenance
  • Snow removal
  • Water
  • Building heating and cooling
  • Common area insurance
  • Common area taxes

How high are the ceilings in The Bentley?

There are 9ft ceilings at The Bentley.

What kind of studs are in The Bentley?

There are wooden studs in The Bentley.

What about security at The Bentley?

The Bentley features a very sophisticated closed circuit television system (CCTV) which monitors as many as twelve strategic locations throughout the Bentley property.  This system also allows each Bentley resident to view visitors or delivery people in the main vestibule.  Residents can turn to channel 18 on their cable television to visually see visitors.  All access points to The Bentley are locked and only accessible through an electronic key fob given to each resident.

Is there bus transportation for Seniors at The Bentley?

Although there is no formal bus service from The Bentley, the Town of Clifton Park does provide shuttle service by appointment for senior citizens.  In addition,  the CDTA Northway Xpress is available from the Park & Ride located at The Crossings Shopping Plaza.

Is there an outside area available to residents?

Plans are for a park to be located behind The Bentley and available for use in the Summer of 2010.  Residents will be able to enjoy the great outdoors while cooking on the provided grills and eating at the picnic tables.

Is there a community room available for small parties?

The Assembly Room located in The Bentley is available for residents to use for small gatherings of up to 50 people.  Residents are responsible for cleanup of the space immediately after their event has ended.  Reserving the Assembly Room is on a first come basis and a small refundable security deposit is required to ensure that the space is left in a cleaned condition.

Are upgrades to the suites available?

Definitely.  Upgrades to your new home at The Bentley are available just as with any other home.  Please talk to your sales agent for details.

What if I should lock myself out of my suite?

Your suite key is required to lock your suite door upon leaving, so there's no worry about mistakenly locking your door.
